The Client's Challenge
Harrogate Bathrooms required an up-to-date asbestos management survey after their building insurance provider requested asbestos information as part of their ongoing risk assessment requirements. As the property included both commercial and residential accommodation, the client needed a survey that covered all accessible areas of the building.
The showroom remained open to customers throughout the inspection, making it important that the survey was carried out discreetly and professionally without disrupting normal business activities. The client also required clear guidance regarding any asbestos-containing materials identified during the inspection.
Our Approach
We carried out a comprehensive asbestos management survey across approximately 640m² of accommodation, including the bathroom showroom, office areas and the residential flats located on the first and second floors.
Working carefully around customers and staff, we completed the inspection whilst keeping disruption to an absolute minimum. Four samples were taken from suspect materials identified during the survey and submitted for laboratory analysis.
Testing confirmed the presence of chrysotile asbestos within an asbestos cement flue pipe located inside a bathroom cupboard associated with a historic boiler installation. Three additional samples returned negative results for asbestos-containing materials.
Following laboratory analysis, the asbestos cement flue was assessed and found to be in a condition suitable for management in situ. Recommendations were provided regarding encapsulation, labelling and ongoing monitoring as part of an asbestos management plan.
